
Nearly a quarter of properties advertised for rent in South Africa’s Western Cape have had their asking prices reduced, highlighting a growing gap between what some landlords initially demand and what the market appears willing to accept.
The latest rental data from FindHomes tracks more than 156,600 active long term rental listings across 3,460 suburbs in the Western Cape and Gauteng, offering a more detailed picture of rental conditions at suburb level.
Brandspur Brand News reports that the data shows the median asking rent for a two bedroom property in the Western Cape currently stands at R15,700 a month. Among properties whose prices have been reduced, the typical cut is 7.1 per cent, equivalent to about R1,350 monthly.
Landlords are also making adjustments relatively quickly. The median period before an asking price is reduced is 18 days, while more than one third of price cuts are at least 10 per cent.
At the same time, 35 per cent of rental properties currently listed in the Western Cape have been on the market for 46 days or more, suggesting that properties can face prolonged marketing periods when asking prices do not align with what prospective tenants are prepared to pay.
The figures point to a rental market where strong demand does not necessarily translate into acceptance of every advertised price. Conditions can differ sharply between neighbouring suburbs, property types and individual listings.
FindHomes founder and chief executive officer Adrian Bunge said broad averages could obscure these differences, particularly for renters trying to determine whether a specific property is fairly priced.
The platform has spent about 10 months collecting and organising live rental information, allowing users to examine median asking rents, rent per square metre, time on the market, new listings and price reductions according to suburb, bedroom count and furnishing status.
Unlike data based solely on completed rental agreements, FindHomes focuses on active asking prices. This provides an indication of both what landlords are seeking and how quickly those expectations are being revised.
The distinction could be useful for tenants negotiating rents, as well as landlords assessing how their properties compare with competing listings in the same area.
